I can't answer your question without knowing what your lease agreement says. With that said, in the two rental houses that I have had, I always paid to have anything repaired to the house or that was included in the lease agreement (appliances), regardless of when it broke. When it was the tenants fault (broken window, kid flushed something in toilet), I repaired it on my dime and then sent them the bill to reimburse me.
I have heard of people having leases on homes, cars and those rent to own scams
companies and they are responsible for the repairs. That should be a red flag
. Why would someone put themselves in a position to be responsible for paying to repair someone else's stuff?
